In 2007, the Ritz-Carlton Kapalua underwent a spectacular renovation. In 2014, the hotel was sold to Honolua Associates, a partnership between two capital companies. In 2018, Ares and Trinity sold to Blackstone Real Estate Group. With the hotel, the new ownership group acquired 61 unsold Ritz-Carlton Residences. The group also owns the Grand Wailea Hotel. The Kapalua Ridge Villas are perched on a ridge overlooking the ocean, with sweeping views of the coastline and the mountainside. Built in 1980, the Ridge Villas were designed for low density–there are just 161 one and two-bedroom condominium residences on 21.5 acres. There are just five to six villas in each of the 28 buildings, and each villa has a dedicated carport and storage.
