KAPALUA RESORT

Honolua Ridge is one of the Kapalua Resort’s newest residential communities. These are the amongst the largest homesites ever offered within the Kapalua Resort. Homesites range from two to thirty acres, offering a rare opportunity to be in the country in West Maui.

Situated on approximately 124 acres just south of the Plantation Estates, the Mahana Estates is a 51 lot residential subdivision and the first phase of Kapalua Mauka. This site is situated between the Plantation Course and the Village walking trails. The views are spectacular. Located on the Bay Course, Pineapple Hill and Pineapple Hill Estates are two distinct phases of this private, gated community located in the center of the Kapalua Resort. The grounds are spectacular and meticulously maintained. Homeowners in both communities enjoy two private tennis courts and community pool with an entertaining pavilion.

The Kapalua Ironwoods are a spectacular oceanfront community of 40 two and three-bedroom condominium residences in 10 separate buildings on approximately 9 acres. Located overlooking the signature 5th hole of the Kapalua Resort’s Bay Course and the dramatic white sand beach at Oneloa Bay, the Ironwoods are private, low-rise and low-density condominium residences. Amenities in this gated community include two tennis courts, whirlpool, fitness center and game room.

The Kapalua Bay Villas has long been one of the Kapalua Resort’s favorite neighborhoods. Consisting of 141 condominium residences in 27 buildings, the Bay Villas are situated on 16.5 oceanfront acres in the heart of the Kapalua Resort. Built in 1977, the floorplans include spacious single-level living as well as townhouse-style one and two bedroom residences. The oceanfront and ocean view villas overlook the Pacific ocean and the Kapalua coastline, with direct beach access to Oneloa Bay.eleven oceanfront acres.

The Montage Residences Kapalua Bay opened on May 31, 2009 on over twenty oceanfront acres overlooking Maui’s much loved Kapalua Bay. Luxuriously appointed with unparalleled ocean views, the spacious three and four bedroom residences floor plans have been configured for maximum view potential. These are the largest condominium residences offered for sale within the Kapalua Resort. A limited number of two and three bedroom residences fractional 1/12 ownership resales are also available.

The Plantation Estates surround the famed Plantation Course, home to the PGA Tour’s season opener, the Hyundai Tournament of Champions. The estates here command some of Maui’s highest prices, and are known for their commanding views of the golf course, pacific ocean, the islands of Molokai and Lanai, and the Kapalua Resort itself.

In 2007, the Ritz-Carlton Kapalua underwent a spectacular renovation. The North Wing was transformed into 107 luxurious, whole-ownership, one and two-bedroom condominiums originally called the Residential Suites. The Residential Suites were offered for sale in 2008, and 34 were purchased by private individuals. Since then, they have been rebranded, the Ritz-Carlton Residences, Kapalua.Each condominium features dark hardwood floors, new marble bathrooms, tropical Hawaiian decor, and flat-screen LCD televisions. In 2014, the hotel was sold to Honolua Associates, a partnership between two capital companies. In 2018, Ares and Trinity sold to Blackstone Real Estate Group. With the hotel, the new ownership group acquired 61 unsold Ritz-Carlton Residences. The group also owns the Grand Wailea Hotel. At this time, resales are in MLS.Hotel amenities include six world-class restaurants, the serene Ritz-Carlton Spa, a fitness center, environmental education center, children’s pool and private poolside cabanas, cultural programs and more.

The Kapalua Ridge Villas are perched on a ridge overlooking the ocean, with sweeping views of the coastline and the mountainside. Built in 1980, the Ridge Villas were designed for low density–there are just 161 one and two-bedroom condominium residences on 21.5 acres. There are just five to six villas in each of the 28 buildings, and each villa has a dedicated carport and storage. The Ridge Villas offer two swimming pools with recreation areas, BBQ facilities, and a recreation room.
